Century Link trenching and boring: Installation of cable and junction boxes completed but no info on future hookups
Avalanche House and debris removal: Blaine County notified me that final avalanche house debris will be removed moving forward on demolition/removal sometime in December.
Knapweed: Francisco Gomez and crew completed removal of extensive knapweed at the Fisherman’s easement along Warm Springs Road and around the Island Bridge. We’ll continue to use them next year.
Dues:there has been confusion among HOA members this year as to how to make out checks, some individuals made checks to Sage Bookkeeping and it took Sage a number of tries to get the right checks from individuals. Next year Sage will redo invoices to indicate
1) Checks make out to: LBR HOA
2) Mail To: SAGE Bookkeeping 309 S Main ST Hailey ID 83333
Note- we researched an online payment system = $80/month ($960 a year) in addition to Sage’s time. Current option seems best to continue mailing invoices for a bit and anticipate some better auto pay options as they become available.
Surveys on Whipsaw and Board Loop East, re. crossing corners of private lots. Surveys are complete by Bruce Smith and Gordon Williams. We still need to consult a lawyer and get papers drawn up to meet everyone’s needs…maybe next year.
Road Groups– Whipsaw and Boiler/Board East are the two using HOA accounts. Seems to be going well. Other groups handle their roads among themselves. Ray, are you planning on plowing this year?
Good Neighbor Rental Guidelines: we are seeing more rentals in the neighborhood- often for short term or Air B&B. Some suggestions have been made to circulate a short note along these lines.
Winter Letter:Perhaps a 2020 winter letter that includes Be Avalanche Wise, Good Neighbor Rental Guidelines, A brief mention of all the new building and how we can be considerate with the extra traffic and pressure. Also- Design Review reminder how to access all the info on the HOA website (password hoaboard2013)
Design Review Update:Matt Gaspers, Susie Michael, Hollingers-All are in process for construction next year and no conflicts at this point.
Pressley, Luck, Braeger- structures moving along, Resor-Little red house new septic in process
Financials:Scott and I reviewed them, looks ok with minor corrections.

New Property Owners: Title Companies are doing a better job of contacting us. Linda notifies me of updates and I send them a welcome to the Lower Board HOA Letter that includes various pieces of info about the HOA, the webpages & member log in, the design review…etc.
